A quitclaim deed is a legal document used to transfer the interest or ownership rights of a property from one party to another. It contains essential details such as a description of the property, the names of the transferor (grantor) and the recipient (grantee), the date, and the notarized signatures of both parties. Unlike a warranty deed that guarantees the grantor’s ownership and provides certain protections to the grantee, a quitclaim deed offers no warranties or guarantees of ownership. It is commonly used in non-sale situations, such as transferring property between family members, adding or removing spouses from a property title, clarifying inherited property ownership, or making changes to the title’s holding structure.
