Usufruct is a legal term in property law:

Usufruct: The right to use and enjoy the benefits and profits of someone else’s property without owning it. It is a combination of two rights:
Usus: The right to use the property.
Fructus: The right to enjoy the fruits or profits generated from the property.
Usufructs are commonly granted in civil law jurisdictions and can apply to both real estate and movable property. The usufructuary must preserve the substance of the property and return it at the end of the usufruct period.
